The unprecedented growth in population in the state, especially Southern California is poised to create a tremendous demand for land in the region. The coastal areas have already filled up best evidenced by the ever-worsening traffic conditions on the freeways, a sight not so pleasant especially during rush hours. The growth has since then moved eastward towards the Inland Empire in San Bernardino County. The Victor Valley, located in the Inland Empire North, is one of the areas where development in the housing and business sector is becoming a more frequent occurrence. One just can’t disregard the visible construction signs along the major thoroughfares in the city. Although affordable housing is one of the major reasons why people have relocated in the area, another factor is the increase in job availability that are created by companies who have established presence in the adjoining cities of Hesperia, Apple Valley, Victorville and Adelanto - companies in the likes of Goodyear, Mars Candy Factory, Lowe’s, Kohl Dept. Stores, Wal-Mart, etc. The development of Southern California Logistics Airport also contributes to this commercial boom. It has moved towards achieving its objectives quite successfully as shown by the on- going runway extension, the construction of General Electric’s hangar bay, the near completion of the $450 million power plant, and more recently, the possibility of having a major bottling company, all within the airport’s domain. All indications give the area a solid economic base that can possibly make it another metropolis like San Diego or Los Angeles. Land requires no upkeep
You don’t have to be there to tend to an empty parcel. Unlike apartment buildings or commercial properties you spend nothing in maintenance. You don’t have to worry about sloppy tenants or unpaid rent. In fact, the land continuously increases in value even if you don't see the property.

Land never wears out nor depreciates.
Nothing can destroy the land and since land is a fixed commodity, its value must continue to rise as more people move into an area. Detroit can build more cars. Wall Street can float more stock issues, but there is only so much land and no more.
